Awake since before 5. The head won’t turn off. God!!!! I’ve got to get this thing under control! The magazine that is — Homes & Land. So many ideas, so much to do. Stomach churning away. Thoughts tripping over each other. Probably should stay off coffee & diet pills …
On an impulse I called K to ask if he was available for coffee & conversation. About the idea of utilizing my real estate broker’s license for added cash flow. But damn, he’s too busy!
Finally the magazine is out — with incredible difficulties! The gal I hired screwed up so badly it was far from funny! About 12 separate mistakes — caused by lack of interest and care. Sooo needless to say, she became history — after I ran around shooting pix on Sat. & Sun.& finally got the mag off by Eastern Air late Sun. night. God, what a mess!
Now working on East side and gotta find some new advertisers there! The map I had especially drawn with spaces for ads around it is good, but we need 6 paid advertisers to cover the cost.
What a week! I’ve finally set about really cleaning the office. Plus a more positive mental set plus time reserved for writing. And in the meantime I gathered all of my writing rejection slips to post on the wall. As a spur to keep at it. A good idea from Dr. Strange a long time ago!
Had a long lunch with Ardys yesterday & tried enticing her to work full-time for Homes & Land. It’ll take some money, but I think it’s worth it. She will spend 3 hrs every a.m. in the office, do all the distribution, and then sell. Basically she’ll have a guarantee of $800/mo plus commissions on sales. And hopefully will eventually run the East side mag.
Next step is meeting with a man who says he’s interested in my H&L franchise! I’m going to make a presentation to get an investment of $5000 – $10,000 in exchange for the following: Use of my broker’s license plus marketing advice, agency discount & services & maybe up to 10% of H&L ownership.
With operating capital I could: 1) Keep Ardys. 2) Buy mag racks. 3) Buy a camera. 4) Set up a darkroom. 5) Hire another photographer. 6) Hire another salesperson. 7) Join and attend Homebuilders Assn, Realtors Assn, Convention Assn, Ad Club, Chamber of Commerce. And not be so pressured. Be able to relax on weekends, write, run away, get my head clear …
For sure I’ve found my place in the scheme of things! I love this game. Strategy is fun. And staying UP in the face of adversity is fun. The market must get better. In the meantime, retail ads will keep the whole thing together!
