As a general rule, you’ll find more design deviations in residential roofs since they account for curb appeal whereas commercial properties usually don’t.

Commercial roofs take into account one design factor that residential roofs don’t: drainage. This is because most commercial roofs are flat or low-slope, which means they don’t naturally shed water like their residential counterparts. Residential roofs technically have drainage, but this usually takes the form of gutters, which are separate from the physical roof itself.
