When it comes to older homes, every year more and more of a home, despite who built it, will deteriorate. This has led many people to start planning for Upgrades and remodels for their homes, which is a great idea, especially if you are planning on selling your home in the near future. However, with so many things that need to, or can, be done it is hard to know what will help the value and look of your home the most.
One of the most important things you can do for your home is to do regular maintenance and repairs. If you can catch the problems in your home before they grow out of control, you can easily reign them back in and prolong the life of your home. If you have a hard time remembering to do regular maintenance on your home, create a schedule, and write what you plan to do on certain days and months. For instance, in the month of May plan to spray down your home, and in the month of June plan to check the basement, crawlspace, attic, and other tight, dark, and damp areas for moisture or mold. Checking your home for moisture should happen at least every two months, so you may want to tack that onto your schedule multiple times a year.
When it comes to selling a home, the most important room is the Kitchen. Just like every artist has a masterpiece that is the best of their work, so should your kitchen be. If you are on a budget and want to upgrade your home, concentrate on the kitchen. This, however, can be negated if you find that there is another room in your home that needs help desperately. In that case, do that room first.
When it comes to upgrading your kitchen, there are many options to choose from. For instance, you can change out your counter tops, cabinets, or floors, or you could repaint, add or enhance a backsplash, or install a new sink. The only problem with doing upgrades to your kitchen is that it can be a very complex process and has a high potential of going wrong. So, it is advised that you consult with a professional before you start and hire whoever you need to help you complete the project. If you don’t want to do any large and in depth remodeling or upgrades, but you still want to vamp up your kitchen, you can also consider simply buying new furniture and appliances for the room; which can also do a lot for the appearance and functionality of the home.
After the kitchen, the Bathroom is the next important part of the home. It is important that your bathroom look and feel comfortable. Many people have a hard enough time dealing with their own messes in a bathroom, let alone someone else’s. So, if your kitchen is looking good, or doesn’t need help, you should focus next on your bathrooms. These are little easier than kitchens because there is less space and it doesn’t have to be flashy, just clean and comfortable (with the exception of the master bathroom). Some of the big things to look for in a bathroom are 1) water damage, 2) grout, 3) broken fixtures, etc. If all of these bases are covered, then you may also consider installing a new sink, toilet, or tube/ shower. Another thing to look for and eliminate if possible is hard water deposits. This can happen in a bathroom quite easily and be a nuisance for years. There are many tricks to get rid of it, one of the most popular being vinegar. If you apply vinegar to a hard water deposit and let it sit for a half an hour or so, it should come up with a toothbrush or other cleaning brush.
Another important upgrade you can do for your home is for its exterior. Curb appeal is a huge factor when it comes to selling a home. If you home does not look good from the outside, the less likely people will be to want to check it out. After you have repaired anything that needs to be repaired on your home’s exterior façade, it is important to make it look good. The basics include simply spraying it down to remove cobwebs and dust, trimming the lawn and shrubs, and cleaning the windows. However, if you are looking to do more for the exterior, the first step would be to make sure that the paint is up to date. If you have faded or chipped paint, get some painters in there pronto. Once your paint is done, look at the hardware on the face of your home. This includes lamps, doorknobs, and the like. If you can, consider changing them out so that they look new and uniform. If you can make it all new and uniform looking, on top of a new paint job, your home will look a thousand times better than it did before. Remember to get the help of a professional before you begin working on any part of your home’s exterior.
It is good to keep in mind that no matter what kind of upgrading you are doing, that you should contact a professional first and follow any and all safety protocols during and after the process. Not to mention that the order and importance of your upgrades may change depending on your home and what it needs. If your living room has a hole in the wall, fix that before buying a new sink for the kitchen, and so forth.
