South Pasadena Life | Historic Preservation Is The Path Forward Now, More Than Ever

South Pasadena’s rich history is woven into its architecture, streets, and the community itself. The South Pasadena Preservation Foundation (SPPF) is at the heart of a crucial mission: Safeguarding the city’s historic character while also supporting affordable housing initiatives. This dual commitment demonstrates how historic preservation and community development can complement each other.

This flagship foundation, an all volunteer 501(c)3 nonprofit, was founded officially in 1972. For fifty-one years SPPF has been, and continues to be, a mainstay for the South Pasadena way of life residents cherish.  SPPF is far more than the establishers and operators of the local museum for the last 40 years.

A Legacy of Leadership

The SPPF has been instrumental in protecting South Pasadena from the destructive expansion of the 710 freeway—a battle that began over 70 years ago. This freeway project threatened to divide South Pasadena again with a second freeway, leading to the acquisition of over 100 homes by Caltrans, many of which have remained in limbo to this day. Thanks to a coalition of dedicated residents, city officials, and groups like SPPF, the freeway plans were eventually halted, and the focus shifted to preserving the city’s unique character.

Getting the CalTrans Homes Back

The experts on the SPPF board are doing the complex work of returning the CalTrans-procured homes back into South Pasadena ownership – restoring our neighborhoods.

These properties include a mix of historic and non-historic homes, many of which are in disrepair. SPPF’s goal is to ensure that these homes are sold to local residents, not developers, so they can be rehabilitated and maintained as part of the community fabric, and restoring crucial property tax revenue for the City of South Pasadena.

One of the many ways SPPF educates residents & visitors about historic preservation is through the South Pasadena Historical Museum, located at 913 Meridian Avenue. The museum serves as a hub for community events and educational programs, offering insights into South Pasadena’s rich architectural and cultural history.

Events have included virtual tours, book signings, and community forums on significant legislative issues, which impacts single-family residential living. SPPF has been proactive in protecting the integrity of South Pasadena’s historic districts, ensuring they remain vibrant and livable.

Visionaries and Community Leaders

The SPPF embodies a forward thinking philosophy, working tirelessly to protect South Pasadena’s heritage while embracing growth and modernization in harmony with the city’s character.

In collaboration with city officials, like Councilmember Michael Cacciotti and Public Works Director Ted Gerber, SPPF also plays a crucial role in ongoing dialogues about how to best handle the Caltrans properties and other preservation issues. By fostering partnerships and advocating for thoughtful planning, SPPF ensures that preservation efforts align with community needs, from managing traffic patterns to facilitating affordable housing.

There are many examples of this work throughout the neighborhoods. One big advantage to South Pasadena residents is collaborating and guidance when building and renovating historic properties utilizing tax advantages through the ‘THE MILLS ACT’, “…The single most important economic incentive program in California for the restoration and preservation of qualified historic buildings…”, as noted by the State of California. By using strategies like “double escrow sales” and working closely with tenants and local organizations, SPPF aims to turn what was once a symbol of community division into an opportunity for growth and unity.

By protecting our historic heritage, the SPPF ensures that South Pasadena remains a unique and cherished community—one that balances the need for growth with a deep respect for its past. The Foundation’s work shows us that historic preservation is not just about buildings; it’s about preserving the stories, values, and spirit that make South Pasadena such a special place to live.
