Daphne

  • Median list price – $276,162
  • Average price per square foot – $116
  • Average days on the market – 124
  • Percentage of homes with a price decrease – 27%
  • Median House size – 2,435 square feet

Inventory remains relatively low in relation to the numbers of buyers so real estate conditions in Daphne favor the seller.

Gulf Shores

  • Median list price – $399,700
  • Average price per square foot – $190
  • Average days on the market – 151
  • Percentage of homes with a price decrease – 26%
  • Median House size – 2,188 square feet

Real estate conditions for single family homes in Gulf Shores favor the buyer as the supply of homes for sale outpace the demand.

Orange Beach

  • Median list price – $411,750
  • Average price per square foot – $188
  • Average days on the market – 146
  • Percentage of homes with a price decrease – 9%
  • Median House size – 2,229 square feet

Although sales have been exceeding new home inventory lately, Orange Beach still remains in a buyer’s market. Prices are not likely to increase for single family homes in Orange Beach until the demand is greater than the supply.
