Properties For Sale Stats:

Daphne

  • Median list price – $277,520
  • Average price per square foot – $114
  • Average days on the market – 131
  • Percentage of homes with a price decrease – 26%
  • Median House size – 2,414 square feet


Although days on the Market is decreasing, inventory is up. There isn’t much change from last week and conditions in Daphne continue to favor the seller.

Gulf Shores

  • Median list price – $399,900
  • Average price per square foot – $191
  • Average days on the market – 154
  • Percentage of homes with a price decrease – 23%
  • Median House size – 2,183 square feet

Gulf Shores is still in a buyer’s market however, sales have been slowly overtaking existing inventory. As this trend continues, look for an upward pressure on prices.

Orange Beach

  • Median list price – $399,900
  • Average price per square foot – $185
  • Average days on the market – 145
  • Percentage of homes with a price decrease – 12%
  • Median House size – 2,219 square feet

Market conditions in Orange Beach are trending down as we see days on the market and inventory increase. If this trend continues we will see pricing drop even more. Conditions favor the buyer.
