Bonita Springs real estate market update for homes – November

Median Sold Price for Bonita Springs single-family homes increased 23.9% in the year over year comparison (November 2014 to November 2015) from $282,500 to $350,000.

The median home sold price of homes in Bonita Springs during 2015 is $387,500. Last year the median sold price was $340,071. The median sold price has increased 13.9%.

The median sold price for homes sold in the Bonita Springs area for 2015 is greater than what took place in 2014. In 2015, the percentage increase is 13.9%. In 2014 the median sold price increased 4.6% over 2013. In 2013, the median sold price increased 22.6% over 2012.

The median sold prices remains 26.2% below the market peak in 2007, when the price was $525,000.

(The median sold price is the middle price, where half of the sales are of lower value and half are of higher value.)

The number of Bonita Springs homes for sale at the end of November was 417, while in October there were 402 homes for sale. In November 2014 373 homes were for sale in Bonita Springs.

Single-family home prices bottomed in 2009 and 2010 when the median sold price was $225,000. As noted above, in 2015 the median sold price has been $387,500. This represents an increase of 72.2% since the bottom of the market.

Median sold price for November was $350,000. The median sold price decreased $20,000 over the previous month’s median sold price of $370,000 or 5.4%.

55 homes were sold in November, last November 76 homes were sold. 79 homes were sold in the month of October.

Homes for sale in Bonita Springs shows 4.7 months of inventory. (Sellers’ market exists when months of inventory are less than 6 months. Buyers’ market occurs when months of inventory exceed 6 months.) Up from last month’s 4.4 months. Up from last November’s 4.3 months.

New listings for homes coming on the market in November 2015 – 113, compared to last year’s November figure of 114. During October 117, homes were listed for sale.

Homes classified as distressed properties (potential short sales and foreclosures) – 14 or 3.3% of the total market – 1 (0.2%) are potential short sales and 13 (3.1%) are foreclosed or REO (real estate owned) properties.
