Bonita Springs Homes Market Statistics – February 2017

Median sold price for single-family homes increased 15.0 percent in the year over year comparison (February 2016 to February 2017) from $417,500 to $480,000. (The Median Sold price is the middle price, where half of the sales are of lower value and half are of higher value.)

The median sold price of homes in Bonita Springs during 2017 is $432,500. Last year the median sold price was $380,000. The median sold price has increased 10.4 percent.

Median sold price for February was $480,000. The median sold price increased $100,000 over the previous month’s median sold price of $380,000 or 26.3 percent.

Median sold price percentage change from the prior year:

  • 2017 – +10.4
  • 2016 – – 0.3
  • 2015 – +15.5
  • 2014 – + 4.6
  • 2013 – +22.6

69 homes sold in February, last February 65 homes sold. 63 homes sold in the month of January.

Historical Price Perspective:

The median sold prices remains 17.6 percent below the market peak in 2007, when the price was $525,000.

Single-family home prices bottomed in 2009 and 2010 when the median sold price was $225,000. As noted above, in 2017 the median sold price has been $432,500. This represents an increase of 92.2 percent since the bottom of the market.

Listings and Months of Inventory:

The number of Bonita Springs homes for sale at the end of February was 608, while in January there were 600 homes for sale. In February 2016 562 homes were for sale in Bonita Springs.

Homes for sale in Bonita Springs shows 7.3 months of inventory. (Sellers’ market exists when months of inventory are less than 6 months. Buyers’ market occurs when months of inventory exceed 6 months.) Last month was the same 7.3 months of inventory. Up from last February’s 6.5 months.

Looking Forward:

New listings for homes coming on the market in February 2017 – 177 with a median list price of $449,000, compared to last year’s February figure of 181 with a median list price of $465,250. During January, 211 homes were listed for sale with a median list price of $455,750.

Distressed Properties:

Homes classified as distressed properties (potential short sales and foreclosures) – 6 or 1.0 percent of the total market – 2 (0.3 percent) is a potential short sale and 4 (0.7 percent) and are foreclosed or REO (real estate owned) properties.
