Naples real estate market update for homes – December

Median sold price for Naples homes increased 6.2 percent since last December – from $381,385 to $405,000. (The Median Sold price is the middle price, where half of the sales are of lower value and half are of higher value.)

Naples homes sold during 2016 have a median sold price of $385,000. Last year the median sold price was $365,000. The median sold price has increased 5.5 percent.

The median sold price comparing 2016 to 2015 increased 5.5 percent. The percentage increase for 2015 was 11.3 percent compared to 2014 at 17.1 percent, and 2013 at 17.4 percent over the previous year.

The median sold price for a home in Naples is 18.9 percent less than in 2005 which was the peak of the market. In 2005, the median sold price was $474,450. This year the median sold price has been $385,000.

The median sold price for a home bottomed in 2009 at $195,000. In 2016, the median sold price has been $385,000. This represents an increase of 97.4 percent from the bottom of market.

399 homes sold in December, while 436 homes sold last December.

Naples homes for sale was 3,051 down from the previous month’s 3,088.

Last December there was 2,428 homes for sale, which is less than this year.

Months of Inventory:

The 3,051 homes for sale represent about 7.6 months of listings to be sold; it was 5.5 months at the end of last December.

Distressed Properties:

Distressed single-family home properties (potential short sales and foreclosures) – 43 representing 1.5 percent of the total market – 14 (0.5 percent) are potential short sales and 29 (1.0 percent) are foreclosed or REO (real estate owned) properties.

Forward Looking:

During December, 582 homes with a median original list price of $460,400 came on the market for sale; last December 571 homes with a median original list price of $469,450 were listed for sale. The decrease in the median original list price was $9,050 or 1.9 percent.

366 homes had offers accepted with a median list price of $399,900 compared to last December’s 387 pending sales with a median list price of $388,100. This represents an increase of 3.0 percent.
