The Lake Havasu real estate market definitely favors sellers. We see many multiple buyer situations on properties every single day. Even so, that does not mean that you can show your property in a less than stellar condition and expect to receive top dollar for it. Today’s buyers want to see a move-in ready home. That means taking care of every single area of your property before you show it. Here are a few little things that might not seem like a big deal to you but could actually hinder your Havasu home sale.

Evidence of Pets

So, this may not actually fall into the “minor” category. Nasty smells sink a Havasu home sale faster than just about anything else. Pets and cigarette smoke create two of the most offensive smells in a household. Even though 67% of American households include pets, buyers do not want to see or smell them in your house. Gather all pet toys, dishes, and bedding together and store them in the garage or shed before a showing or photoshoot. Scan the yard each and every day while your Havasu home is on the market and pick up any evidence of a pet living there that your dog may have left behind. Empty litter boxes into your outdoor garbage bins every single day and right before a showing. Deep clean carpets and upholstered furniture to get rid of any lingering smells. Potpourri works wonders to mask pet odors. But an even more effective, natural way to get rid of any odor in your house is with Zeolite, a volcanic mineral. (Pick some up at Lowes under the “Gonzo” brand.)

Clutter

Clutter also impacts your Havasu home sale but is very easy to fix. Naturally, a kitchen or bathroom counter crammed with things makes it look smaller. So, you cleared those out and left the countertops as empty as possible. But, buyers also look in drawers and cabinets. So, you need to go through all of these, including your junk drawer, and get rid of any clutter. Arrange what is left in an organized manner. Do not forget to clear out your closets, too. Take half of the clothing you have jammed in there and store it elsewhere. Think of this as getting a jump on packing up for your move after you sell your home.

Messy Yard

You made sure to put an effort into your landscaping. You know that Curb Appeal is important. But, the night before a scheduled showing, a huge wind storm swept through and blew debris and trash everywhere. Sweep dirt/dust off the sidewalks and driveway. Make sure you tidy up your yard before anyone comes to see it. Otherwise, you might lose out on that Havasu home sale.

Sad Looking Front Door

You put a ton of time and energy into making sure that the interior of your Havasu home was spic and span. Then, you made an effort to ensure that your curb appeal was on pointe. But you forgot to take a look at the front door. That is also part of your curb appeal. It is literally the first thing a potential buyer sees when they enter your home. A nice coat of paint and new hardware makes a great first impression. A dingy door does not.

Most home improvement stores sell kits that help you easily organize and hide your cords away. If you are handy, hide them away behind the wall for an even cleaner surface area.

Cobwebs

Finally, get rid of any cobwebs. They happen. It is part of everyday living. But a buyer does not need to see these. It makes them think that you are not taking care of the property. Clear them out of the inside of your home as well as the outside. The more you get rid of the little things that may bother buyers, the more likely you are to complete a successful Havasu home sale.
