It can be a smart decision for you to invest in a land, but not every land can be considered as a valuable deal. The real estate market has grown and even has shown a quite big growth since last decade. But in fact still some people do not consider it as a good choice and think of it as a risk, but why?

1 )Location: – The first and one of the most important factor to consider before you think to buy a land is its Location. Finding land is not difficult. You find a land, offer a price, you negotiate and deal, simple. But what we really want to talk about is its location. The land with a higher population, the more its demand and the more people are willing to pay for it. Other factors to consider is its proximity to roads, markets, important landmarks and transport linkages too. On the flip side, land with lesser population will have fewer people willing to pay for it or buy it

2) Topography: – The second factor to consider is Topography. The quality of soil in the area, ground water presence has a very positive effect on the price of the land. The more fertile the land of the area, the more value it adds to the land. In addition, land with more aesthetic feature will be more appealing than the other with no feature.

3) Demand for land: -The demand for land is totally affected by its surroundings. Hence, the land located near a good neighborhood or social amenities like shops, transport availability, parks go for more prices. On top of that, popularity also affects its demand too. If more people want to be part of that locality, it also increases its demand and price.

4)Floor Space Index: -The Floor Space Index (F S I) or Floor Area Ratio (F A R) is also an important factor to be taken care of before buying a land. Floor Space Index determines that how much portion of land can be used for construction. It directly affects the market value as higher the FAR, more urban the construction. However, it also varies from locality to locality depending on surroundings to support development.

5)Present and Future Land Use: -Last but not the least, the final factor that comes under consideration is present and future use of the land. For an instance, there are two lands of similar price and exactly in the same locality but what makes them different is how they are used. One land is used as commercial and other as residential. Commercial properties always attracts large amount of buyers in comparison with residential properties and are offered more price as well
