LAKEFRONT DUE DILIGENCE

Due Diligence. Do it or have a trusted Realtor with direct knowledge of the shoreline when considering buying Lakefront real estate at this time of year in Alexandria, Minnesota or any lakefront community.

The worst buys I have seen over the past 19 years have taken place during winter leading up to Easter. Either what is in front of a property from the shoreline onwards can’t be seen or it is going to look quite different by the time July rolls around.

On the flip-side, it is also the time period of some of the best buys as there usually is less competition for lakefront buyers. Not the case in 2021.

It may be the case that some buyers thus far in 2021 have different priorities but if lakeshore with no weeds, emergent or submergent, are a priority, there are going to be some disappointed buyers of some lake properties in the MLS right now as “pending” or “active”.
