Historic Charleston’s Only Single-Family Residence with a Private Dock Has Sold

2 Concord Street, the luxury downtown Charleston property complete with private dock and sweeping water views, has officially sold. William Means Real Estate, one of the oldest real estate companies in Charleston and an exclusive affiliate of Christie’s International Real Estate, brokered the sale on March 8, 2019. Helen Geer, president and broker-in-charge of the firm represented the sellers. It was listed for sale at $7,950,000 in November 2018 after going off the market for a time.

The iconic 2 Concord Street was originally a degaussing station for the Navy and was fully renovated in 2010. The property – including a main house and guest house – spans almost 6,000 square feet and includes a private 240-foot dock. The main residence sits atop concrete pilings uniquely positioned above the water, offering clear views of Charleston Harbor, Fort Sumter, USS Yorktown, Arthur Ravenel Jr. Bridge and the historic Charleston peninsula. This is the only single-family residence downtown offering a private boat dock with a 100-foot floater and boat lift.

This is the first project in the historic district to use solar roof panels. The main house was awarded LEED Gold and the guest house LEED Platinum designation. Leadership in Energy and Environmental Design is the most widely used green building rating system.

William Means sold more than $220 million in Charleston area real estate in 2018, making it the company’s most successful year to date. The company has sold more than $47.5 million in Charleston area real estate so far this year.
