Home Shopping In Winter? Here Are Some Things To Think About

Tags: winter pool snow

Buying and selling homes in Winter is becoming more and more common.  However it does come with some unique problems. We live in Canada, winter in Canada means snow, lots and lots of snow. Let’s not forget the freezing temperatures. This means inspectors can’t get on roofs and swimming pools are snow covered.

Here are a few things you can do to mitigate the risks of home buying in the winter.

Ask For Photos

Smart listing agents get exterior photos from their sellers to show off the pool, lawn, flowers, and gardens in bloom. Even though they’re listing in January, they should promote the home’s assets from other times of the year.

If the listing doesn’t include photos, ask to see some. It means fewer surprises when the snow melts, the ground thaws, and it’s now your home and your responsibility.

What Can Or Can’t Be Tested

In Winter you will not be able to test or inspect

  • Pool
  • Air Conditioner
  • Roof
  • Ponds
  • Sprinkler Systems

Paperwork and Records

Ask to see the records

  • Pool opening & closing
  • roof repairs or replacement
  • Air conditioning service records

Ask, Ask, Ask Again

Everything is negotiable. Ask for the sellers to guarantee pool closing, ask for them to pre-pay for pool opening or system maintenance. Contracts, while binding, can also be very flexible.
