Important Rules For Home Sellers

Making the decision to sell your home can be stressful, not only does it take time to get it in perfect shape but then you have to keep it that way. Here are a few rules that every home seller needs to pay attention to in order to sell as quickly as possible for the most money. 


  • Never Turn Down A Showing -  You never know where your buyer is going to come from so it's important to try to accommodate every showing request unless it's unavoidable.                                                                                          
  • Keep Your Home in Show Ready Condition- While it's true that most people don't live in show ready homes it really helps to plan for a showing everyday. Make the beds when you get up, clear and wipe counters and put everything in its place. Be prepared!
  • Leave For All Showings- Sellers should never be in the home for a showing, it makes the buyers uncomfortable and they will spend less time in your home. The point of a showing is to allow a prospective buyer to imagine themselves and their belongings in your home, we won't be able to do that with you in the home. 
  • Don't Let Strangers In Your Home -  When you put your home on the market, people will see the sign in the yard or the listing on multiple real estate sites. If someone knocks on your door and asks to see the home, the answer is always the same... NO! Think safety first and ask them to call your agent and make an appointment. 
  • Kennel or Remove Pets- The goal is to show your home to its best advantage and the best behaved dog or cat can be a distraction and some people have pet allergies. 
  • Prepare For Each Showing- Before each showing walk around and open all blinds and curtains and turn on every light. Homes that are dark appear gloomy and small, lighten it up!
  • Lock Up Your Valuables-  It bears repeating that when you have strangers in your home all jewelry, firearms and prescriptions should be safely stowed away.                                                                                                        
  • Keep Your Home Odor Free- Make sure that their are no strong smells in the home, no pet odors, cooking odors or strong perfumes or potpourri. Even good smells can be unpleasant in large doses.                                                                                                                                       
  • Take Your First Offer Seriously- In 90% of cases, your first offer is your best offer because the buyers are motivated. If it's too low then negotiate, but don't reject your first offer.
