Honua Kai Marke Update July 2018

Another month is in the books and Honua Kai continues its micro-market dominance as one of the hottest in all of Hawaii. So with that, let's take a look at the month of July in Honua Kai real estate.  New Listings The following are listings added to the market in the month July:Hokulani 244 - Inventory of one bedroom units with partial ocean views is minimal, at best. This unit is on the 2nd floor of Hokulani, outer perimeter on the north side of the building, facing the Konea tower and the Luana Garden Villas enclave. Priced at $959K, it will be interesting to see whether the market will bear a price within that range. The last true 1 bedroom to sell over $900K was Hokulani 438 which sold a few months ago for $919,900 - arguably better views from its 4th floor location.Konea 512 - A one bedroom plus den unit in the Konea tower is always a welcomed addition to the market. Priced at $1.139M is arguably slightly above recent sales of other similarly sized units. With the Konea building oriented as such that the southern perimeter have less ocean views, this unit faces more towards the Luana enclave - when all construction is complete, this unit will have outstanding views of the resort but until then it will be construction.Luana Gardens 11B - Added to the MLS in July, Luana Garden Villas 11B is part of the 2nd enclave and is located in the middle of the project. Priced at $2.275M, it is a testament to the confidence the sales team has based on the first round of offerings and how well it was received by the general public. To learn more, contact us. In Escrow The following have gone into contract the past month:Luana Gardens 9C - Priced at $1.94M, it's easy to see how this 2nd floor villa went under contract shortly (7 days) after being added to the MLS. From our perspective, Luana Garden Villas is among the strongest values in the Maui luxury real estate market and will prove to be a great opportunity for long-term equity growth and short-term cash flow.Konea 449 - The '49' stack in the Konea tower has been a popular one as it is in the interior, second row so it does not quite command the premium that the front row luxury units fetch ($3.5M+) but at nearly 2,000 square feet are much larger than the interior horseshoe units while enjoying expansive view corridors. With a list price of $2.96M, it will be interesting to see the final sales price of this 4th floor unit.Konea 232 - Located on the outside perimeter of the Konea tower, on the second floor (above the porte cochere) facing the Luana Garden Villas construction, the location is reflected on the price, which is on the lower end of the spectrum for 2 bedroom units at Honua Kai. Priced at $1.15M, down from its original list price of $1.3M, we will update this post when the sale records. Sold The month of July saw four sales closing, as follows:Hokulani 634 - On the outside corner of the Hokulani tower, these unit has a large floor plan and significant natural light. The sale of this unit closed for $1.14M, marking arguably one of the best buyer deals at Honua Kai all year long.Konea 924 - A ninth-floor 1 bedroom + den unit with mountain and ocean views. Although faces part of the area in which Luana Garden Villas will be constructed, with a nine floor location there is enough elevation that noise will not be too significant. Closed for $939K, arguably at the bottom of its fair market value spectrum. Sold before listed. Konea 1032 - Bright and light unit on the top floor of the Konea tower. As it does not directly face West, these units enjoy the benefit of ocean views without the heat generated in the afternoon when sun starts beaming down towards its eventual sun set. The sale recorded for $1.375M, well within its fair market value.Hokulani 604 - On the outside southern perimeter of the Hokulani tower facing the new Westin Nanea, 604 offers enough elevation to be private while enjoying expansive ocean view corridors. The sale recorded for $2,999,999, which is a similar value proposition to Konea 449 noted earlier. Conclusion The big news this past month was that Outrigger Hotels added Honua Kai to its vacation rental management portfolio. Outrigger has done an outstanding job at maximizing rental revenue at properties it has managed and it will be interesting to see whether there is any discernible increase at Honua Kai, which already holds a reputation as one of the strongest rental revenue generators on Maui. On the real estate front, it is interesting to note that over the past few months, several premium 2 bedroom units have traded hands, near or above the $2M mark. The one bedroom niche continues to be lacking in inventory, which can also be said of the interior 3 bedroom units at reasonable valuation.
