In the Pipeline: Legacy’s CCRC, Confluent and HRA Enter Oklahoma

Ryan Companies, Grand Living to Develop 2 Texas Communities

Real estate firm Ryan Cos. is planning to develop two Senior housing communities in Texas, to be operated by Grand Living. One will be located in Sugar Land, southwest of Houston. The other will be in Georgetown, north of Austin. Groundbreaking is anticipated to occur in early 2019.

Both projects are slated to have 180 total units, with a mix of independent living, assisted living and memory care. They will be developed and built by Ryan Companies and designed by Ryan Companies A + E.

Planned services and amenities include 24-hour on-site staffing, multiple dining venues, an outdoor pool, and a spa and salon.

Grand Living and Ryan Cos. are both based in Minneapolis, and are working on several other projects together, including a $50 million community in Sarasota, Florida.

Investcor Developing Senior Living Projects in Louisiana, Texas

Investcor Development is developing four Senior Living projects located in Covington, Louisiana; and Denison, San Marcos, and Denton, Texas.

The project in Covington will have 82 units and is set to be managed by Restoration Senior Living, while the project in Denison will also have 82 units and will is set to be managed by Celebration Senior Living. Both of those communities are currently under construction, and are set to be completed next March.

The projects in San Marcos and Denton will have 90 and 48 units, respectively, and are scheduled to break ground in November.

All of the projects will come with a bistro lounge, movie theater, chapel, libraries, hair salon, private dining room, putting green, BBQ area with an outdoor lounge, butterfly gardens, fire pit and three courtyards. Additionally, Legacy at Home, the organization’s not-for-profit home health care agency, will provide home health care and personal care services for residents who need it.

Work Starts for Confluent Senior Living, Harbor Retirement Associates Project in Oklahoma City

Confluent Senior Living and Harbor Retirement Associates (HRA) have started construction on HarborChase of South Oklahoma City, a 102,000-square-foot assisted living and memory care community in Oklahoma City.

The 112-apartment assisted living and memory care community will come with a full-service bistro, multiple dining areas, a community life enrichment room, chapel, clubrooms, barber and beauty salon, library, fitness and wellness center, outdoor courtyard, putting green and gardens, among other perks for residents.

HRA will manage HarborChase of South Oklahoma City, and Confluent Senior Living will serve as the project’s co-developer and owner. The project marks HRA’s fourth partnership with Confluent Senior Living, and both companies’ first Oklahoma development.

Rosemann & Associates is serving as the project’s architect, while Tulsa-based Cowen Construction is the general contractor. HarborChase of South Oklahoma City is currently scheduled to open in the fall of 2019.

Legacy Senior Communities Breaks Ground on Dallas CCRC

Legacy Senior Communities, a senior living nonprofit, recently broke ground on The Legacy Midtown Park (pictured above), a rental continuing care retirement community (CCRC) in Dallas.

The estimated $175 million community, The Legacy Midtown Park, will have will have 324 units and access to multiple dining options and a fitness, aerobics and aquatics center.

Project partners include design firm D2 Architecture; Andres Construction Services; StudioSIX5, an interior design firm; Talley Associates, a landscape architectural firm; The Belaire Group, a development consultant; SunTrust Bank, the lead arranger; and Frost Bank.

The community expects to start welcoming residents in the fall of 2019.

Construction Underway for Affordable Senior Housing Project in Illinois

The Illinois Housing Development Authority and Gorman & Company helped on June 20 celebrate the groundbreaking of the Garfield School Senior Residences, a project to transform the old Garfield Elementary School building in Moline, Illinois, into 57 affordable senior apartments.

The project includes renovating the historic building to its original condition, with some additional upgrades. For example, classrooms will be renovated into apartments with in-unit amenities that include refrigerators, ranges, dishwashers, garbage disposals and microwaves.

The school’s former gym will also be converted into a space that will hold a multipurpose room for events and classes, a kitchen and a fitness center.

Leasing is scheduled begin in February, 2019.

Trilogy Health Services Opens New Community in Ohio

Trilogy Health Services, a subsidiary of Griffin-American Healthcare REIT III, Inc., has opened a new Senior Living Community in Union Township, Ohio.

The campus, which is the second-ever built on Trilogy’s two-story “Village Center” model, offers the full continuum of senior care. Amenities include a resident kitchen, a casual bistro, a formal dining room, a personal movie theater and a fitness room.

Watercrest Prepares to Welcome Residents at Florida Memory Care Property

Watercrest Senior Living Group is set to welcome residents next month to a new memory care community in in Palm Coast, Florida.

The community, Market Street Memory Care Residences, has a faux-outdoor “market plaza” with an art gallery, bakery, salon and spa, newsstand and post office. The idea is to stimulate residents’ senses and help kindle old memories in a space with natural lighting, internal courtyards with gardens and circular walkways.

This Market Street community was architected by LifeBuilt Architecture, and is owned and operated by Watercrest Senior Living Group.

Work Complete for Affordable Senior Community in Georgia

McShane Construction Company recently put the finishing touches on Senior Residences at Mercy Park, a 79-unit affordable independent living residence for low income seniors in Chamblee, Georgia.

The new property has wood-frame construction, and includes amenities such as a fitness center, computer center, sitting rooms and several outdoor seating areas, including a rooftop terrace.

Smith Dalia Architects was the architect of record for the project.

— A developer is seeking to build a 237-unit senior living project in Greenville, South Carolina.

— Marquis Companies is planning a 99,000 square foot senior living community in Eugene, Oregon.

— Plans for a new 111-unit senior living community are moving closer to fruition in Meriden, Connecticut.

— An airport in Marlborough, Massachusetts, could make way for a 114-unit senior living campus.

—Senior living could be part of a mixed-use project under consideration in San Luis Obispo, California.

— Ryan Companies has plans to bring a 138-unit senior living community to St. Cloud, Minnesota.

— City officials have given their blessing to Senior Lifestyle’s plan for a $79 million, 200-unit community in Oak Brook, Illinois.

— A mixed-use development in Franklin, Wisconsin, is planned to include a 139-unit senior living community.

— An 80-unit memory care community is in the works for the site of a former school in Fox Point, Wisconsin.

— An old YMCA facility is set to be transformed into an 80-unit senior living community in Oconomowoc, Wisconsin.

— A developer has filed plans to renovate a former hospital in St. Petersburg, Florida, with the goal of adding an assisted living and memory care community.

— City leaders in Winter Springs, Florida, are mulling whether to rezone a plot of land and pave the way for a new senior condo project there.

— Wisconsin Avenue Baptist Church in Washington, D.C., is seeking approval for a new 86-unit senior living project with Sunrise Senior Living.

— A senior housing community with 61 villas and 236 apartments could be in the cards for for Shawnee, Kansas.

— A major renovation project has started at the Moorings Project CCRC in Naples, Florida.

— Bethany Lutheran Homes is undergoing a $32 million expansion that will add 181 units to its campus in La Crosse, Wisconsin.

— A new 113-unit senior living community is now open in Hebron, Connecticut.
