5 Points For Searching Office Spaces

With the start-up boom, India’s growth rate pushing 85%, domestic firms expanding and foreign firms setting up shop in India – more and more firms are looking for office space for rent in Mumbai. And rightly so, since the other alternative (co-working spaces) are only cost-effective when the number of your team is below 4 to 8 people per our analysis. And while looking for that perfect office space for rent, oftentimes, many office seekers miss out on the details they require to properly finalize the right property resulting in being in lock-in period for one to two to three years.

To save you that hassle, when you’re touring for the next office space, here are the key points to keep in mind.

#1. Location

You’ve heard that before, but what you may miss is the location of the office IN the building. What other offices are located in the same building? Are they your competitors? How does that affect your Business or WILL it affect your business? Is there a value-add? Clients in nearby buildings? What value can you garner from the location itself?

#2 Cost

What Common Area Maintenance (CAM) or Building Maintenance costs are you expected to pay?
Clarify what costs are covered by the tenant and what will be covered by the owner. CAM costs will turn up knocking at your door when you haven’t discussed these in your agreement before and you signed up for that incredible office space on the 19th floor thinking it’s a sweet deal when its rent was exclusive of CAM costs.

(What are common areas? Basements, housekeeping services, landscaping, security, power-backup management, sewage treatment, shared WC’s, etc. and the maintenance of these areas have to be shelled out by occupants of the premises.)

#3 Commute

How easy is it to commute to work during different times of the day? Make a few trips during different times of the day to gauge the ease of commute for your employees who may in the future be travelling from different parts of the city. Needless to say, this helps with the hiring process and make your business more attractive to prospective employees especially in Mumbai where commute times are some of the longest in the world.

#4 Security

Does the commercial office building have full-time security? Does the building get deserted after working hours? Approach all safety concerns beforehand and make the necessary arrangements for the security of your business. It’s best to have 24-hour security, but what’s more important is quality, not just in terms of security guards, but in terms of technology as well.

#5 Signage

Can you spot your office space in the building from the main highways or arterial roads?
Will having a signage on the exterior façade help your business in any way? Will the landlord allow signages? If you can find a way to get a sign of you firm on the outside of the buildings, all else being equal, do it! It costs a bundle for hoardings, try to get this approved by the landlord during the negotiation stage.
