Central

Las Vegas Country Club
East of I15 and minutes from the Strip. Centrally located behind the Las Vegas Hilton hotel. Includes high-rise condos, townhomes, apartments and single-family homes. Spanish Oaks

Scotch 80's
Bordered by Rancho Road, I-15, Oakey Boulevard, and Charleston Avenue, this is one of
Las Vegas’ oldest neighborhoods. Home to the Vegas elite including politicians, entertainers, famous athletes and long-time Las Vegas residents. This community of large, ranch-style residences was once home to BB King, Shecky Greene, and Diana Ross.

Southwest
The prestigious communities of Spanish Trails and Spanish Hills have set the standard for the southwest quadrant.  Spanish Trail, a gated 640-acre golf course community, has garnered national attention of its design, security, and glorious home sites. A second golf course community, Rhodes Ranch, has been added, the Summerchase community sold well. More modestly priced housing can be found in such developments as Monaco and Spring Valley. The greatest concentrations of apartments can be found between Tropicana and Spring Mountain roads, from Jones Road to the west to I-15 to the east. The completion of the Las Vegas beltway as far west as Rainbow Boulevard, and past Durango Road, should spur further construction in the far southwest region of the Valley. This area is also home to a selection of unique ethnic restaurants, as well as to the Orleans Hotel and Casino, Gold Coast Hotel and Casino and Rio Hotel and Casino.

Southern Highlands
Located in the southwest area of the Valley just off of I15, Southern Highlands is one of the newest additions with two distinct regions, The Estates and The Villages. The Estates is a guard-gated area of neighborhoods with custom home sites from one-half to one acre. The Villages consists of various single family neighborhoods in varying price and size ranges. Conveniently located with easy access to I-215, the strip and the US95, the community offers a variety of floorplans by several builders. Homes range from 1.400 sq. ft. to more than 4,000 sq. ft. The 42,000 sq. ft. clubhouse includes a library, wine room, dining and shops.

Summerlin
Summerlin is a master-planned community that added 1/3 to the size of the city. Located along the western rim of Las Vegas, the homes include single family detached homes, town homes and condominiums. Summerlin is home to several parks, golf courses, shopping centers, schools (public and private), medical centers, cultural facilities, and a Summerlin Trail System. 

Peccole Ranch
Peccole Ranch offers jogging/walking trails, parks, greenbelt areas and 3,600 homes ranging from the mid $100,000 to $500,000+. It offers the prestigious Queensridge, located on the Badlands golf course. You will find golf course homes, custom home sites and semi-custom homes. The Versaille Condominiums are located there, prices beginning in the $1 million range.


Red Rock Country Club
Located within the Summerlin community, Red Rock Country Club features luxury homes from around $350,000 to more than $1 million. The community is nestled in the foothills of Red Rock Canyon, with awesome city and mountain views. Amenities include 2 Arnold Palmer Golf Courses, tennis, 8,000 s.f. sports/fitness club, 3 pools, tennis courts and fine dining.

Rhodes Ranch Country Club
A 24-hour guard-gated community located in the southwest . It features a public 18-hole golf course, a clubhouse, and walking and biking trails.

Spanish Trail Country Club
Spanish Trail is an upscale golf course community located in the southwest with homes beginning in the $250,000 range. Desert Shores
Adjacent to Summerlin, this community is surrounded by man-made lakes, 986 acres with a beach, marina and boating. It consists of 680 acres with homes beginning in the $160,000 range, and custom homes in excess of $1 million.

The Lakes
1300 acres surrounding beautiful man-made lakes, homes ranging from 1,500 sq. ft. and prices beginning in the upper $100,000s and exceeding $1 million – live on the water with a dock or in a nearby neighborhood. Single-family homes, townhomes, condominiums and some apartments. Various subdivisions are presented with a water feature and the community includes walking paths, mature landscaping, gated communities, office parks, CitiCorp credit card main office.

Northwest
The enormous Summerlin community is the most celebrated development in the northwest region of Las Vegas. In 1999, Summerlin let the country in new home sales among mater-planned communities with 2,281 homes sold, a 17 percent increase over the previous year.  Within this community, there are 170 models to choose from, priced between $100,000 and $1 million. The Valley’s largest assemblage of golf courses is in the northwest, including the Badlands, Painted Desert, Los Prados, and Angel Park. Shopping at Meadows Mall and the Sahara Pavilion oasis nearby, and several neighborhood casinos, such as Santa Fe Station, Fiesta, and the Texas Station, offer fine dining and gaming, making it more convenient for residents who would prefer not to drive to the Strip. Apartments are plentiful, especially in the area of Sahara Road near Arville Street. 


Aliante
This community offers two Villages - one a traditional family village and the other an Age-Qualified Retirement village.  The community offers an 18-hole Golf Course, interconnecting trails, a Nature Discovery Park, new schools, library, fire station and new retail and commercial development. Located at the north end of the valley, Aliante features beautiful mountain views, convenience to I-215 and US 95 and unique recreational facilities and attractions.

Eldorado
1100 acres in the northeast valley, easily accessible from I-15 - new schools, shops and parks make this an attractive choice among home buyers. Affordable homes – prices range from the low $100,000's to $300,000 and up.

Iron Mountain Ranch
This community consists of 337 acres, 1700 homes, an European Spa, resort/casino and homes in all price ranges. This community is located northwest of the city, with easy access of US 95.

Los Prados
Los Prados is located in the northwest. It is a guard gated community featuring a golf course, club house, fitness center, community facilities, pool, tennis, and much more.

Painted Desert
A golf course guard gated community, 460 acres, located in the northwest valley includes single-family homes and villas.

Rancho Alta Mira
325 acre community located in the fast-growing northwest corridor of town. Conveniently located near shopping and major highways. Affordable, near shopping and the US95 freeway.

Siena
Siena is age-restricted, part of the Summerlin Master Planned Community. The community offers a 15,900 sq. ft. fitness Center, 18 hole championship golf course, restaurants and homes ranging from 1,200 to more than 3,000 s.f. Prices range from $180,000 to more than $600,000. The setting is beautiful, with views of the mountains, high above the city lights.

Northeast
The northeastern quadrant of Las Vegas has seen the least amount of new development in the past few years through its growth would still be considered substantial compared to any other city. A good selection of homes priced in the mid $100,00 range may be found here in such communities as the Orchards, now home to 1,000 families on 426 acres, and Eldorado, a 1,080-acre community. Most of the apartment complexes are located between the north-south streets of Pecos Road and Lamb Boulevard, and between Owens Avenue and Lake Mead Boulevard.  The highest concentration of available apartments in the city can be found in this area.  On the outskirts of the northeastern area, several new communities are now open or under construction, offering spectacular views of the city skyline, Sunrise Mountain, and Red Rock Canyon. Large home sites and lots are plentiful in such developments as Heritage Highlands and Solitude Estates. Homes here are in close proximity to Nellis Air Force Base, the Mormon Cathedral, and the Las Vegas Motor Speedway.

HENDERSON and Southeast
Most new building activity in the Las Vegas Valley is happening in the southeast part of the city and in the neighboring town of Henderson, which is home to Green Valley.  More than half of the 60 model homes in the area are located in Green Valley Ranch, the final phase of the community.  There is also a substantial selection of short-term rentals and corporate housing.  Lake Ls Vegas, a $3.8 billion residential/resort community, features four golf courses, two of which are designed by Jack Nicklaus, and 45 custom home sites.  The SouthShore course has been named by Golf Digest as one of the top 10 private golf courses in the United States.  The Seven Hills development is composed of more than 40 model homes – priced from $120,000, many with elegant Italian and Mediterranean architectural features – and uniquely designed parks and trails.  The MacDonald Ranch retirement community has its own golf course, Desert Wilow, as well as a variety of outstanding amenities.  The MacDonald Ranch Country Club, a new 1,200-acre golf course community, is now under construction.  Closer to the center of town, the university district contains reasonably priced housing for University of Nevada, Las Vegas (UNLV) students, and an electric selection of book-stores and cafes.  The new Las Vegas beltway connects the southeast part of the Valley with the rest of the city.  However, with neighborhood restaurants; shopping, including the new Galleria mall; and casinos, such as the Fiesta Henderson and Sunset Station, residents need not travel more than a few minutes for business or pleasure.

Anthem
This master planned community has a spectacular entrance with two waterfalls and beautiful natural landscaping. Located in the foothills of the Black Mountain Range, Anthem is home to the Anthem Country Club, Sun City Anthem (age qualified) and Anthem Solera (age qualified) –
these include immense club house and recreation facilities. Coventry (single family detached homes) include various parks, walking paths.

Green Valley Ranch
Green Valley Ranch is a 1,310-acre community composed of a mix of gated, custom, and single family neighborhoods. More than 200 acres are reserved for community amenities such as parks, schools, and recreation centers.

Green Valley
13,000 acres, part of the city of Henderson, it is the third fastest growing master planned community in the country. Green Valley Ranch is the newest area with more than 1,000 acres of its own. Located in the southeast corner of the valley, it offers schools, shopping, business parks, schools and homes, lots and condominiums in all sizes and price ranges.

Lake Las Vegas
Located just minutes from Lake Meade, in Henderson, this 2,243 acre community offers 2 golf courses, custom homes and home sites, 2 major resort/casinos, shops, a beach, marina, Yacht Club and fitness club. Prices for home sites begin at $250,000 and home prices begin in the mid $300,000's.

MacDonald Ranch

Seven Hills
Located in the foothills of the Black Mountain Range in Henderson (southeast). Silverado Ranch

Boulder City is located 25 miles southeast of downtown Las Vegas and 10 miles southeast of Henderson.  Begun in the 1930s as a housing community for some 4,000 people working on the Boulder Dam (named Hover Dam in 1947), the triangular-shaped Boulder City is the only city in Nevada without gaming.  Boulder City’s 15,500 residents enjoy the security, quiet, lush parks, and small-town atmosphere.  Strict regulations govern further growth; instead of master-planned communities and mega resorts, the city fathers are implementing a 15,000 Tree program – an effort to plant one tree for every resident in the city.

Henderson’s ever growing population is divided into two district areas.  Much of the commercial and residential development is taking place in Green Valley, an upscale, master-planned community that originated in the 1980’s.  Although no formal division exists, most locals tend to refer to the Green Valley area as separate from the original Henderson, which was created as a town for Basic Magnesium Inc.’s defense plants during World War II.  Now home to some 200,000 residents, Henderson will soon be growing again, now that the city council has annexed 8.5 square miles of land south of the Henderson Executive Airport.  The area may one day be home to some 600 acres of parks, two fire stations, one high school, two middle schools, and nine elementary schools.  This southeast Valley municipality is home to such businesses as Amand Manufacturing, Dusan Equipment Corporation, Good Humor-Breyers Ice Cream, International Seal, and Valley Auto Mall.  Downtown Henderson is located 13 miles southeast of downtown Las Vegas via U.S. 93/95.

Located 90 miles south of Las Vegas, Laughlin is situated on the banks of the Colorado River at the Three-corner region joining Nevada, California, and Arizona.  With only 100 residents in 1983, today Laughlin is home to some 8,000 people, 10 resorts, and more than 11,000 hotel rooms.  Laughlin is Nevada’s third-ranked gaming area, employing some 12, 000 people, generating annual gaming revenues of more than $500 million, and featuring such major resorts as Mirage Resorts and Circus Circus Enterprises, Inc. Convention attendance has recently shown tremendous growth, increasing by more than 40 percent in 1999.  The Mohave Generations Station is another major contributor to the city’s growth.  The 1.5 million-watt steam generation plants provide electricity to more than 1 million customers in Nevada, Arizona, and California.  Although Laughlin is growing like nearly every other Nevada city, the growth rate has been much slower (about 1 percent) over the past three years.

Mesquite, located 79 miles northeast of Las Vegas on I-15, was originally founded by Mormon farmers who utilized the fertile soil of the Virgin River However; this quite town was awakened in the late 1980’s by the establishment of the Peppermill Western Village resort and golf courses.  In 1999, Mesquite surpassed Henderson as the fastest-growing city in Nevada and, by 2000, the population of Boulder City.  Now that Mesquite is no longer the smallest town in Southern Nevada, plans for further, well-managed growth are now being formulated by the city council.  Seven thousand acres of federal land, released to Mesquite in 1999, will be used for a regional park, a Community College of Southern Nevada campus, a fairground, an industrial park, and private residential communities.

Incorporated in 1946, North Las Vegas has successfully created an identity that is uniquely separate from its more famous neighbor to the south.  North Las Vegas now home to 125,000 residents, comprises an area of nearly 80 square miles.  A 30-year economic redevelopment plan, launched in 1990, has already begun to pay dividends. The city is already home to the bulk of Southern Nevada’s manufacturing, distribution, and industrial facilities, and more companies are on the way, particularly in the older areas of the city, where an effort is under way to attract new business with an expanded redevelopment zone and public beautification efforts.  Since 1990, more than $79 million in private investment and $28.2 million in public investment have occurred.  With more than 1,300 acres of industrial parks, North Las Vegas is known as a business-friendly city, but residential development is also on the rise.  In 2000, the city purchased a 1,200-acre parcel of land from the federal government, to be used for a Summerlin-style development of six upscale villages.
