- Percentage of homes with a price decrease – 29%

There is a strong upward trend in Daphne and this part of Baldwin County is in a seller’s market as inventory continues to be stipped by demand. Look for pricing to increase in Daphne as the trend continues.
Gulf Shores
- Median list price – $399,900
- Average price per square foot – $189
- Average days on the market – 150
- Percentage of homes with a price decrease – 23%
- Median House size – 2,285 square feet
Gulf Shores is not in a seller’s market yet however, “days on the market” is decreasing and home sales are slowly taking over existing inventory. Prices are not increasing but the trend is going in that direction.
Orange Beach
- Median list price – $409,850
- Average price per square foot – $185
- Average days on the market – 144
- Percentage of homes with a price decrease – 13%
- Median House size – 2,227 square feet
For Orange Beach, we’re seeing a down trend in the market place as “days on the market” and inventory numbers are increasing. Pricing should decrease for single family homes if the trend here continues. The market in Orange Beach favors the buyer for single family homes.
