After working hard for the last 2 weeks, I have three Land Option Deals under contract! Wow! The direct response advertising campaign to out of state owners worked so well to find motivated sellers. I've got 3 great deals with enough of a margin to make a respectable profit while selling quickly.

OK, now time to learn the second half of this business -- selling properties. I need to learn quick since I have only 30 days to sell one of the properties. Yikes!

Here's the plan:

1. Advertise in 3 local papers -- land for sale by owner, older mobile home on 18 acres, easy 3 lot subdivision possible, motivate seller needs to close NOW! call ####.
2. Place about a dozen bright and guady signs on the property saying it is for sale by owner, directing to website and to call #.
3. Call local builders and developers.

Sounds like alot of work, but I'm up to the task . . .
