Real Estate Investing - Implementing My Marketing Plan

I have started to put my Marketing Plan into action. I went to a local Sign-O-Rama store and had a sign put on my SUV with large white vinyl letters. The back window says:

The side windows each have a seperate message on the top line: "House Need Repairs?, Sell Now!" and "Facing Foreclosure, We Can Help!". The sign looks great with large white letters on the black tinted windows. It looks very professional, and you can't miss it from 100 yards away.

I created an ad for a local paper. The entertainment paper in Manchester is called the Hippo Press. It has a classified section that I don't think is read very much. I decided to place a real ad in the main section of the newspaper.

I had the ad designed by a graphic designer that I hired off of a site called Guru.com. The site allows you to post projects like graphic design, webdesigning, or writing, and allows professionals from around the world to bid on the project. I found a very talented professional. She created a small ad with a picture of a man looking very anxious with the caption: "Do you need to sell your house? We buy houses?" followed by my website and number.

Now, with my newspaper ad and car sign started, I'm hoping to drive some traffic to my website. But, my website looks a little amateurish. I've decided, since my website is the center of my marketing plan, I need it to look very professional. I have now hired a professional from Guru.com to revise the website to look professional and add a database for the form to submit to.

I like the one-page sales letter design with long-copy. I'm not sure if this is the most effective way to market to people who need to sell their homes. I've decided to do some market research with a split test. I am having my web designer create two nearly identical websites except one will be a single page with long-copy, the other will have the same copy divided into 5-6 separate pages. Both sites will look nearly identical. I will see which one has the highest conversion rates.

Rebecca has been taking courses in copywriting and creating mini-sites to increase sales. We have revised our copy several times, implementing what she is learning. I plan to continual improve my site, using market testing, to create a very powerful website to increase conversion rates to their maximum. I think that through this type of market research, over time I can develop a very powerful market system.

So, my new and revised website will be up and running this week. I can't wait to see what it looks like after a pro designs it.

My next step is to create 100 copies of the signs I designed in my initial marketing plan. I plan to print them out at staples, have them laminated, and post them around my neighborhoods of interest. These signs will also drive traffic to my website.
