The Texas Medical Center (TMC) is a 2.1-square-mile residential and medical district located in the heart of Houston. It sits just a few minutes away from Downtown, south of Museum District and west of the Texas State Highway 288.

Around $5 billion worth of health-care related projects are currently underway in the Texas Medical Center, and health care jobs are projected to double within the next decade. The area is already the world’s largest medical complex with more than 60 institutions, 106,000 employees, and 10 million patients each year. 

The Texas Medical Center is surrounded by some of Houston’s best neighborhoods with a wide variety of homes, close proximity to top schools, and short commute times in and out of the district.

Flooding Info: Southern Southampton is more susceptible to flooding than Northern Southampton, according to the Southampton Civic Club.

Located 5 miles southwest of Downtown Houston and north of Rice University, Southampton is an upscale neighborhood featuring luxury homes and vintage bungalows.

Southampton is one of Houston’s most expensive neighborhoods and one of the 14 Hottest Inner Loop Neighborhoods in real estate appreciation.  

Established in 1923, the community consists of 626 upscale, single-family home sites protected by strict deed restrictions and architectural guidelines, thanks to an active civics club aimed at maintaining the identity and integrity of the neighborhood.

Security is one of the neighborhoods prime selling points. The Southampton / BOCA Patrol, which consists of off-duty Houston PD officers, patrol the area 24 hours a day in marked police cars. Three prestigious International Baccalaureate World Schools serve Southampton: Poe Elementary School, Lanier Middle School, and Lamar High School.

Aptly named for its close proximity to Rice University’s “south gate”, Southgate is a neighborhood with four subdivisions located near the Texas Medical Center. The community features a combination of deed-restricted vintage homes and new construction homes.

Southgate boasts of great accessibility to key districts: Museum District (2.1 miles), Hermann Park (2.6 miles), and Downtown Houston (>5 miles). The community is one of Houston’s Most Expensive Neighborhoods with a median sale price of over $800,000.

Southgate gives off a small-town vibe with tree-lined streets, vintage cottages, and single-family homes, thanks to a highly active civic club that enforces the community’s deed restrictions while maintaining common areas and organizing neighborhood events.

A number of prestigious schools are zoned to Southgate: Lamar High School and Roberts Elementary School, two IB World Schools. Middle school students may attend either Pershing or Pin Oak, the latter being a highly-rated National Blue Ribbon School.

Flooding Info: Boulevard Oaks does not sit on a floodplain. However, some streets saw minor flooding during Hurricane Harvey.

Boulevard Oaks, nestled at the heart of the Inner Loop just south of Southwest Freeway, is popular for its generous lots, tree-lined streets, and beautiful vintage homes. Distance / Commute Time: 2.9 miles / 10 mins

Flooding Info: Parts of West University Place sit on 100 and 500-year floodplains. Around 116 homes were inundated by Hurricane Harvey while 17 sustained structural damage.

West University Place is a verdant, 2-square-mile, high-end city within a city that features classic bungalows, mini-mansions, and multi-million dollar estates. With a median home price of over $1,000,000, West University is one of the Bayou City’s most expensive neighborhoods with one of the best five- and ten-year appreciation rates. Its central location offers easy commutes to major job centers including Downtown Houston, Greenway Plaza, The Galleria, and the Texas Medical Center.

The neighborhood is one of Houston’s Most Accessible Communities with its own park system, recreation center, library, and baseball fields. The Rice Village shopping district is also just a couple of blocks away.

Students in West University Place are zoned to the Houston Independent School District. West University Elementary School, a highly-rated public school, is located within the neighborhood.

Flooding Info: Most of Bellaire sits on the 100-year floodplain, and parts of the city saw flooding during Hurricane Harvey.

Located south of the Southwest Freeway (US 59) and beside Loop 610, Bellaire is an independent city within Houston with great accessibility and highly-rated public schools. The area is among Houston’s best neighborhoods and also ranks among the highest in Land Value Appreciation and Real Estate Appreciation.

The city offers a good commute to Houston’s main job centers: Galleria, Downtown, Energy Corridor, and Texas Medical Center. Residents also have convenient access to main roads and freeways which include the Southwest Freeway, Loop 610, Bellaire Boulevard, and Bissonnet Street.

Bellaire features gorgeous tree-lined streets and parks with a mix of new construction homes, single-family homes, and estate-style homes. The city also contains a good number of restaurants and entertainment centers.

As opposed to West University’s standard lot size of 50 by 120 foot, Bellaire’s lots are noticeably more spacious at 75 by 130 feet. Bellaire homes for sale can range anywhere between $400,000 to more than $2,000,000.

The city, home to the top performing Bellaire High School and Pin Oak Middle School, a National Blue Ribbon School, is zoned to the Houston ISD.

Distance / Commute Time: 4.9 miles / 13 mins

Flooding Info: River Oaks is not located on a floodplain and most houses have no history of flooding. However, a few houses close to Buffalo Bayou along Tiel Way and Pinehill Lane saw flooding during Hurricane Harvey.

River Oaks, located at the heart of the Inner Loop, is one of the country’s most expensive neighborhoods with median home prices of over $2.5M (and estates $10M+). It is highly ranked and often lauded: ForbesFortune, and The Wall Street Journal have dubbed the community to be one of the “Best Places to Live”, “Top Places to Live Well,” and “The (Multi) Millionaire’s Haven.”

River Oaks’ central location offers residents easy access to Houston’s major job centers such as The Medical Center, Galleria, and Downtown Houston, making it one of the Hottest Neighborhoods in the Inner Loop. River Oaks is also a strong performer in our list of Land Value Appreciation and Real Estate Appreciation reports.

Residents are situated close to a plethora of entertainment and retail venues such as the River Oaks Shopping Center, Highland Village, and the Galleria.

The neighborhood offers a rich mix of traditional homes, grand mansions, luxury condos, and townhomes within gated communities. Beautiful esplanades, stately manors, and tree-lined roads offer a gorgeous Old World charm.

River Oaks is home to the multi-award winning River Oaks Elementary School. All homes within the neighborhood are zoned to the Houston ISD.

$500K – $1M – Knollwood Village

Distance / Commute Time: 5.4 miles / 18 mins

Flooding Info: Some areas of Knollwood Village are located in a floodplain. A few homes in the neighborhood were impacted by 2015’s Memorial Day floods and 2016’s Tax Day Flood, with even more inundated by Hurricane Harvey.

Knollwood Village is located inside loop 610, just south of the Braes Bayou bike trails and west of the NRG Stadium. Established in 1954 and previously the site of Houston’s Main Street Airport, the neighborhood now consists of around 622 homes split into 11 different neighborhood sections with each section having its own deed restrictions.

Knollwood Village has excellent accessibility, as it is minutes away from stores, parks, restaurants, and two of Houston’s major job centers: Downtown Houston and Texas Medical Center. Homes also have easy access to main roads like Main Street, Buffalo Speedway, and Braeswood Boulevard.

The neighborhood features houses with traditional and ranch architectural design – most are new construction two-story homes with spacious floor areas. An active civic club (the Knollwood Village Civic Club) enforces deed restrictions and manages the neighborhood’s security. The neighborhood is one of the most affordable in the Inner Loop, with home prices starting at $370,000 up to more than $1,000,000. Lot sizes range from 6,000 to 10,000 square feet.

Two of Houston ISD’s highly-regarded schools serve the community: Pershing Middle School and Bellaire High School.

The neighborhood measures 4 square miles and features an assemblage of 1920’s mansions, luxury condos, modern townhomes, wine lounges, art museums, and hip restaurants, owing to its renowned bohemian flair. The community is one of Houston’s Most Accessible Neighborhoods with easy access to major roads and freeways.

Montrose is dubbed “One of Houston’s Most Walkable Neighborhoods” and is rife with food and entertainment venues. Streets are studded with lounges, dive bars, boutique shops, pubs, and cafes. Galleria, Rice Military, and Downtown Houston are just minutes away. The community is one of Houston’s most popular cultural centers, as it is home to a variety of art museums and festivals.

Montrose homes for sale begin at $150,000 up to $2,000,000 and typically sit on mid to large-sized lots ranging from 1,500 to more than 9,000 square feet. New residential developments such as condos and townhomes are being built to cater to the demand for housing in the area.
