Palm Desert Country Club Real Estate Market Update for May 2018

On May 10, 2018 the City of Palm Desert granted final approval for the development of the former Executive Course at Palm Desert Country Club. The owners of the golf course have stated that they expect to break ground this year, in October or November of 2018.

It should be interesting to see how this development will impact the value of existing homes in the neighborhood. I have recently sold homes (here and here) on the Executive Course, with full disclosure of the development, and I still received multiple offers. So, if you are considering selling, I have a proven formula no matter the situation. Also, some people prefer the privacy of not being on a golf course.

The chart below shows the home sales activity in the neighborhood for the month of May 2018 (and the preceding 12 months for comparison). As you will see prices are down a bit for last month, but the volume (number of homes selling) is consistent with previous years.

The final selling prices for the month of May ranged from a low of $253,000 at 77302 Missouri Drive (where I negotiated a sweet deal for my buyers) to a high of $283,000 at 77310 Indiana Avenue (which is not on either course and does not have a private pool).

NOTE: I have a 2 bedroom listing coming up on Indiana Avenue, which is also on neither course with a fenced yard, if anyone is interested.
