Lagoon beach within an urban community

Known for making seemingly impossible and outstanding feats in the development and construction scene, Dubai is up again for something different: creating a “lagoon beach” within a modern city.

Renowned developer Majid Al Futtaim Group will be building a new luxury community development set to feature around 6,500 homes in four phases to be completed in the next 10 years. Yet aside from a residential community, there will be a 2-kilometer beachside area with the body of water reaching to 70,000 square meters.

This lagoon is more than just a stunning body of water, but a dedicated place where residents can unwind and have fun. The lagoon beach will be featuring a variety of water sports including kayaking and stand up paddling. This tranquil area also provides a wide range of activities for kids as well as a night-time cinema.

It can be noted that other developers have also incorporated water features in their communities, including the lagoon by Sobha Group in its Mohammed bin Rashid City (MBR City) project and the marina lifestyle offered at Dubai Harbour where the Emaar Beachfront project is located.

Majid Al Futtaim believes that the addition of a beach within the residential community is something complex yet possible, as it has a good experience of “doing difficult things”. The same developer has the experience of building a ski slope in the middle of the desert in the Mall of Emirates.

Mixed-use lifestyle & nature-inspired location

Tilal Al Ghaf is a mixed-use lifestyle community designed to improve the standards of living, integrating residential, commercial, retail, leisure, and entertainment offerings. The neighborhood will be featuring a selection of freehold residences including apartments, townhouses, bungalows, luxury villas and natural landscapes. The area features pedestrian-friendly neighborhoods that also promote vibrant retail, dining, leisure and cultural destinations. Being surrounded with lush greenery and Ghaf trees, this one-of-a-kind neighborhood easily connects with the Emirati heritage.

Sprawling  3 million square meters, Tilal Al Ghaf is seen as one of the main developments that will spur significant growth in Dubai. Aside from its landscapes, the community will feature Lagoon Al Ghaf, a 70,000 square meter-swimmable lagoon with a 48,000 square meter water canal.

The first phase of Tilal Al Ghaf Residences will be featuring approximately 800 homes which will be priced between AED 6 million to AED 16 million dirhams set on built-up areas measuring 300 to 800 square meters. Tilal Al Ghaf first phase is set for delivery in 2020.

New residential venture by Majid Al Futtaim

Majid Al Futtaim has dipped its toes in the off-plan market despite the notable decline in property sales this year. The developer, however, remains positive and is taking a more careful approach in the new venture. The group said it not focused on competing with the larger developers, and simply seeks garner long-term assets, whatever the state of the market may be.

Majid Al Futtaim has established its reputation in community development, with ongoing projects in Oman, Lebanon, and Sharjah (the Al Zahia project).  The development also features a strip of retail elements up to the street level, which adds to the overall vibe of the master plan.
