Plans Are in the Works for Four Jersey City Residential Apartments

New York Yimby seems to have its thumb on the pulse of Jersey City construction. In the last month they have reported on five new projects that are planned for the Jersey City in 2017.

On January 25th, NY Yimby ran a story, originally published by Jersey Digs, about a proposed four story mixed use project at 712 Grand Street in Jersey City. The project is expected to have 500sqft of commercial space and 1300sqft of parking at ground level. There will be 9 market rate apartments above the commercial space.

On January 23rd, YIMBY reported on the progress of a mixed use building at 321 Warren Street. Since it was originally planned in 2015 there has been no progress on the 18 story building in the Jersey City Powerhouse Arts District. Recently changing hands, the new developer, Lannar, has hired Fogarty Finger Architecture’s Chris Fogarty to design the new construction. The development is scheduled to start construction in June. The 217,000sqft building will consist of 180 residential units with 60 studio apartments, 58 one Bedroom Apartments, 42 two bedroom apartments, and 14 three bedroom apartments. There will also be 1400 sqft of retail space and 18 parking spaces on the property. The top floor of the residential complex will be used for resident amenities. All180 units will rent at market rate prices.

The February 7th edition has an article on a 5 story, 24 unit residential building planned for 144 Bergen Avenue. The Jersey City Zoning Board of Adjustment has already granted multiple variances to LN Signature Realty to begin the project. The property will include 19 parking spaces, and will be constructed on what is now vacant land. There are no details yet regarding a timeline.

Another vacant lot at 1558 John F Kennedy, will be the site of a 5 story 68 unit mixed use building. As reported by Jersey Digs on February 8th, the property will have commercial retail space and a 79 space parking garage on the ground floor.

The four new residential apartments in Jersey City are in all different neighborhoods starting in the downtown area and heading south all the way through the Greenville neighborhood. It is interesting to see the different types of apartments being built around the city. The one on Warren Street seems to be more of a luxury complex like its neighbor, The One Jersey City, just not on the same extravagant scale. The apartments being constructed in the Greenville neighborhood should bring some welcome changes to neighborhoods with a lot of vacant property.
